Special Services

What we specialize in:  Removing red stain and other colors, removing candle wax, even burns!  We have an effective odor neturalizer for pet smells and provide UV accessment for serious pet issues.  We also can do full restoration to trashed out carpets and make fully usable 3 out of 4 carpets that have been earmarked for replacement by owners and property managers.

Color Stains and Other Blemish Issues

We are 75%+ successful on colored stain issues (red, orange, blue, etc).  If the result is not a substantial improvement you will not be billed on it.  We define substantial in the rental market as a result where there is no argument for a renter to receive a monthly rental reduction due to a carpet blemish caused by a color stain issue. Color issues that do no require specialized processes and we remove successfully through our standard processes are not billed.  Other blemishes such as burn marks, coffee/tea/coke or pet stains are often successfully addressed through the standard SMART process at no additional charge over standard pricing.

Trashed Out Carpet

SMART saves 3 out of 4 carpets tagged by management for replacement.  If you are uncertain about the recoverability of a trashed out carpet, we will clean the worst area and let you decide if the results are acceptable.  If it is not acceptable, there is no cost to you.

Hours of Operation

We schedule around what is convenient with your schedule, not ours.  We offer 7 day/week and same day service when needed.

Pricing

SMART has competitive pricing with results that far exceeds the norms experienced by rental property managers.  Our Price Matrix for different types of units is available upon request.  Discounts on all billings are available when certain relationship requirements are met.

Pricing Policy – How We Charge

  • Any additional charge beyond standardized pricing (Price Matrix) will receive your prior approval before proceeding.
  • High soiling or spotting will cost more only if labor exceeds 50% above the normal amount of time for any area.
  • Color removal of red “koolaid” type stains and other color issues are successful most of time.  When there is not a substantial improvement there is no charge to you.  We define substantial in the rental market as a result where there is no argument for a renter to receive a monthly rental reduction due to a carpet blemish caused by a color stain issue.
  • SMART Guarantee’s its work.  Call backs are not charged when further cleaning significantly improves the outcome.  SMART reserves the right to charge when questions regarding the appearance are no fault of our own, such as shadows from lighting, color casts from walls, wear, or permanently set stains.

SMART’s Widget ordering tool is a simple desktop icon that allows you to easily order and track all your carpet cleaning jobs. It takes less than 1 minute to place a new order. There are no phone calls and no back and forth required. All the information is in one place and SMART receives the order in around 15 seconds. You can check the status of your order at any time, see when it is scheduled to be completed and where it is in the process. Documentation Support

SMART Invoicing provides you with a breakout and detailed explanation of any non-standard work completed.  It will include location, size, quantity, and severity.  We can also include internal work notes upon request.  For pet issues, we provide documentation and UV photos that capture “invisible” pet issues.

 

Insurance Coverage, Employee Screening Policy

SMART has $2,000,000 of liability insurance coverage, commercial auto insurance, and worker’s compensation. All job applicants are required to undergo testing for the presence of illegal drugs as a condition of employment.  In addition all applicants undergo a criminal background check.
